Professional Profile
Amber J. Martin is a real estate broker, investor, and asset management professional with 25+ years of experience across real estate ownership, investing, brokerage, property management, and asset management.
Her career has spanned single-family residential, multifamily, vacation rentals, retail, office, and medical office properties — providing a broad, hands-on perspective on how properties operate, perform, and create value.
Today, Amber is the Founder of Keza Corporation, where she applies that experience to independent property performance evaluation, strategic advisory, and asset management.

Real Estate Ownership & Investment
Amber has personally owned and invested in multiple asset classes, including single-family residential, multifamily, vacation and short-term rentals, and commercial real estate. She has participated in multifamily syndications as both a General Partner and Limited Partner and has raised capital for real estate investments.
Today, she participates in multifamily ownership, investment, and operations through Blue Compass Capital.
Property Management & Operations
From 2006 to 2017, Amber founded and grew a property management company overseeing approximately 700 residential and multifamily units across Orange County, Los Angeles, and San Diego County, including long-term rentals, vacation rentals, and HOA-managed communities.
From 2017 to 2020, she managed more than 864,000 square feet of retail, medical, and office space, extending her operational experience across commercial asset classes.
This experience gave Amber firsthand responsibility for the systems behind property performance — leasing, maintenance, vendors, staffing, resident and tenant experience, property condition, and day-to-day execution.
Asset Management
Amber currently works directly in multifamily and commercial asset management, providing owner-level oversight of properties and holding management teams accountable for performance.
Her work includes occupancy and leasing, revenue and rent strategy, expenses, delinquency and collections, capital improvements, renovations, unit turns, staffing and maintenance operations, resident experience, business-plan execution, investor reporting, NOI, and asset-value optimization.
Today, her asset management work spans multifamily properties in markets including Salt Lake City, Tucson, Arlington, Nashville, and Chattanooga.
This is an important distinction in Keza's approach: Amber does not evaluate property performance solely as an outside advisor — she actively manages real estate assets herself.
Brokerage & Real Estate Advisory
Amber has been a licensed real estate professional since 2007 and a California Real Estate Broker since 2017.
Over the course of her career, she has established two real estate brokerages and worked across real estate sales, investment representation, and advisory for investors, property owners, landlords, buyers, sellers, and commercial clients.
Finance & Capital Markets Background
Amber's background also extends into real estate finance and capital markets. She formerly held FINRA Series 7 and Series 63 licenses, adding an investment and securities perspective to her broader real estate operating experience.
Entrepreneurship
Amber's career includes founding, owning, and operating multiple real estate businesses.
She founded Keza Corporation in 2017 and has established two real estate brokerages and a property management company from the ground up.
Today, her principal real estate platforms include Keza Corporation, focused on strategic advisory, property performance evaluation, and asset management, and Blue Compass Capital, focused on multifamily investment, ownership, and asset management.
A Global Guest Perspective
Amber's perspective is also shaped by extensive firsthand travel across 45 U.S. states, 17 countries, and 5 continents. Across markets, cultures, property types, and price points, she studies the details that shape the guest experience — arrival, design, cleanliness, amenities, service, technology, comfort, and the overall guest journey.
This is not separate from her real estate experience. It provides another lens through which she evaluates how properties perform and how the people using them actually experience them.
Four Perspectives. One Asset.
The Four Perspectives
Amber's career ultimately led to Keza's Four Perspectives Framework — evaluating every asset through four perspectives simultaneously:
OWNER
Capital at risk and focused on long-term asset value.
OPERATOR
Responsible for the systems and execution that determine how the property functions day to day.
ASSET MANAGER
Responsible for management accountability and translating property operations into financial performance.
GUEST
Experiencing the asset from the perspective of the person whose decisions influence occupancy, retention, reputation, and revenue.
Owner. Operator. Asset Manager. Guest. That combination is the foundation of how Keza evaluates property performance — identifying what may be missed when an asset is viewed from only one perspective.
